I am pleased to write this review for Syrah Shah and the TM Fortis team in Manchester. As a non-resident Canadian based in the Middle East purchasing property for my future home and investment plans for retirement - not one, but two - in the UK, the complexities are significant. I did not understand the entire UK conveyancing process the first time around, so delays were to be expected and largely due to my confusion. The second time around, a year later, everything flowed smoothly because I knew what I was doing and knew what the parts of the process were and who was responsible for what. I was further guided by friends. What struck me throughout all of this was the kindness of Syrah, the thoroughness of her work and thus sometimes the delays came from my having to wait for completion of the very processes that are actually the remit of the buyer in Canada (to carry out various checks - or these checks do not even exist in Canada). Solicitors do a LOT more 'checks' in the UK than one could imagine! Through my confusion, Syrah completed things efficiently on the second round, and all files were delivered in a coherent fashion. Where there was confusion, this solicitor was reassuring, knew what to do, and communicated with all parties as needed, guiding me to relax and let her handle things - which she did, particularly in the confusing first case. (Having said that, I would say: the ingredient to success with any UK solicitor is to regularly communicate and follow up/check in.) I found the conveyancing fees reasonable, as well, and transparent; I actually showed this solicitor the opaque and massive list of unnecessary fees from another solicitor, and it was clear that these were unnecessary, so if money matters to you, and my stamp duty was significant enough to warrant watching expenses...then you cannot go wrong with Syrah at TM Fortis. Unlike some other solicitors who either did not even bother to respond to my queries when I decided (before recommitting to TM Fortis) to shop around, Syrah answered my questions professionally, clearly, and fastidiously - never showing any signs of frustration with my need to reach out and check in the process. It is important to be clear about timelines, and I would do your best to communicate these in advance and watch them. Finally, I appreciate knowing that I have a solicitor in South Manchester who knows me and can serve in the future on all matters of importance. I am deeply grateful.

compoete waste of time. these useless bunch of solictors were acting on behalf of a buyer for my property. My solictor chased and chased them for months on end with no reposnses. 8 weeks later, a crappy email saying the buyer has pulled out, wasted eveyones time, no updates wtih the estate agents. even after the email they sent, they wont answer the phone to the estate agent . if your buying or selling a property, do not use this firm, an ai solicitor could do a better job.

My buyer used this solicitors firm for conveyancing. They were extremely slow, not replying to my solicitor for weeks and requiring a lot of chasing. This should have been an easy job for them with no chain and vacant possession. They got the job done in the end without any snags but the length of time taken and lack of communication was really bad.

She worked tirelessly, communicated really well with us, and was basically an all round star. She had our best interests at heart and was just very determined. I would definitely recommend TM Fortis and Diane in particular if you are buying or selling property.
